When it comes to home maintenance, there are so many little things that go unnoticed until it’s too late! You don’t want your home to lose value because of something you’ve overlooked, so we’ve decided to make a simple guide to home maintenance and provide it here! Whether it’s spring-cleaning or time to prioritize your home for the possibility of selling, we’ve got the ultimate homeowner’s guide to home maintenance here!

When starting your home maintenance endeavors, you’ll want to start with the grounds. Walk the grounds of your property and pick up any trash/children’s toys/sticks/rocks or anything that doesn’t belong or will get in the way of mowing. Go ahead and mow the grass to give the lawn that fresh-cut look (or renew your contract with your lawn care service provider). After you’ve mowed, you should have a pretty good idea of the condition of the lawn. Assess whether or not you think it needs reseeding and go ahead and take care of that to make your lawn look as healthy and lush as possible. This definitely adds curb appeal! Next, take a look at any trees you have on your property. How are they looking? Are they fresh and lively? Or are they bringing the look of the yard down? Prune and manicure your trees to help give your whole yard a little facelift! Then, go take a look at your hedges/flowerbeds. Do what is necessary to make them the most appealing you can. This could require a trip to Lowes or Home Depot to get mulch or new plants to make the front of your home look in tip-top shape. A fresh layer of mulch really goes a long way!

After you’ve maintained your home’s grounds, move on to the exterior of the house itself. Do a quick inspection of the concrete on your walkways, porch, and driveway. Are there any cracks? Also take a look at your roof for missing shingles or signs of damage. If you notice anything significant, you’ll want to call a professional to come out and take a look.

Next, take a look at your gutters. You’re going to want to clean out your gutters really well at least twice a year. Hiring a professional may be the move here and this service typically costs between $75 and $225 according to Angie’s List. If you’d rather clean your gutters yourself, be very careful when using a ladder as more than half a million Americans needed medical treatment after a ladder-related injury in 2015, according to the report from the United States Consumer Product Safety Commission. Your gutters are extremely important to maintain and although they are on the exterior of the home, leaky gutters can begin to affect the interior as well. Once you’ve cleaned out your gutters, inspect the paint on the exterior of the home for chipping. A fresh coat of paint can certainly liven the home right up and also protects the home from water, wind, and weather damage.

Now, it’s time for a bath! You’ll want to wash the exterior of your home with a regular garden hose and avoid the pressure washer if possible to avoid any damage to the paint! Next, wash the exterior of all doors and windows of the home.

If your home has a deck or patio, pressure-wash it and freshly stain and seal it for that HGTV home look. Finally, if your home has a pool, make sure it is shocked and treated if entering into the swimming season or properly covered otherwise. Now that you’ve perfected the exterior of your home, let’s go inside!

Transitioning to the interior of your home, start with the HVAC system. You should call an HVAC technician out to inspect your system biannually, but if it’s been a while since you’ve done this, take this as your sign to get it inspected! Better safe than sorry, right? Also, while you’re at it, go ahead and get your plumbing inspected, too. It could really pay off in the long run! You can do a quick plumbing inspection yourself in the meantime by checking for any signs of leaks and also checking your ceilings for signs of water damage.

Now you’ll want to clean your chimney. Even if you do not use your fireplace that much, it is very important to make sure that your chimney is clean as it can hold dangerous gases that can affect the breathability of the air in your home! According to the Chimney Safety Institute of America, your chimney needs regular check-ups and cleanings to ensure your home is safe and well maintained.

Finally, change the batteries in your smoke detectors and carbon monoxide detectors. This is extremely important. According to the National Fire Protection Association, two-thirds of house fire related deaths between 2007 and 2011 were in homes without working smoke detectors. Protect yourself and your family by being mindful of this statistic and taking preventative action today! Carbon monoxide detectors can be just as important so be sure to keep the batteries changed in those as well!

Now that your home has been maintained, enjoy it! Or, if the time is right, reach out to us about selling and we will work with your needs to help you find the best selling solution for you! We hope this home maintenance guide has been helpful! Happy cleaning!
